Welcome to the Mizner Village at Heron Bay website.

Mizner Village is one of 34 individual communities within Heron Bay. It is one of 12 sub-associations, which means that it is self-governing, with its own home owners association. This means that it gets to establish its own rules and regulations, as long as they fall within the guidelines of the Heron Bay master association.

Mizner Village is an intimate community within Heron Bay, consisting of only 56 home sites, which makes it one of the smaller communities within Heron Bay. It is made up of a diverse population, from younger families with small children all the way up to empty-nest senior citizens.

Since it is self-governing, the Mizner Viillage Board of Directors has more control over income and expenses. Over the life of the community, the BOD has been extremely fiscally responsible, keeping expenses down and building a healthy reserve in anticipation of unexpected expenses, such as occurred in the past with hurricane damage. No additional assessments have been needed and none are anticipated in the future.

Turnover in home ownership has historically been exceptionally low, and the properties are well maintained. All lawns, and front and rear yard trees and shrubs, are maintained by landscapers contracted by the association. This has the benefit of noise associated with this maintenance minimized to only a few days per month instead of being subject to random noise nearly every day if left to individual homeowners being responsible for their own maintenance.

For residents to gain access to this website, you must first register. To do this, place the curser over ‘Resident Login’ and press ‘Register’ in the drop-down menu. Complete the ‘New User Registration’ form and press ‘Register” at the bottom of the page.

The website is currently undergoing an update, but there are or will be available information such as a Presidents Message, areas for free classified ads, community forum, request forms for exterior alterations, homeowner documents, answers to frequently asked questions, and approved HOA monthly meeting minutes.

Rule Change Notice – Lights

NOTICE

RULE CHANGE EFFECTIVE SEPTEMBER 19, 2022

Effective September 19, 2022, the Association will no longer be responsible for maintaining light post fixture lightbulbs and sensors as it has in the past. This modifies paragraph 22 of the Rules we live by.

The Bulb standard is an LED Bulb, warm white, Edison base, 2700-2800.

Homeowners are now entirely responsible for any aspect of light post and fixture maintenance. Thank You.
